Summary of Job Description:


This position performs property management responsibilities under the supervision of a Manager or Director Property management. The Associate Property Manager investigates, negotiates, and resolves advanced and complex disputes with landlords with minimal supervision. This position is responsible for lease administration by conducting desktop audits of advanced year-end reconciliations. This position also reviews and approves advanced and complex charges/expenses for accuracy, verifying them against the lease. The Associate Property Manager assist in the preparation of exit strategies for closing under-performing stores. This position works closely with Operations to develop a higher understanding of their business needs.



You’ll get a chance to:



  • Investigate, negotiate, and resolve advanced and complex disputes with landlords with minimal supervision, resulting in substantial savings for the company.

  • Review and approveadvanced and complex charges/expenses (e.g. CAM) for accuracy, verifying them against the lease.

  • Work closely with Operations to develop an understanding of Operations’ business needs. Duties include but not limited to: attend regional meetings and present powerful presentations to audience, run reports for Operations leaders, analyze and resolve lease related issues, etc.

  • Manage and lead special projects on as needed basis.

  • Analyze trends to identify broader issues and recommends solutions.

  • Prepareand analyzevarious reports as requested by other departments.

  • Maintain the accuracy of the property management database (AMT Direct), which includes tracking critical dates and lease information.

  • Perform property inspections. Duties include but limited to: Overseecompletion of repairs and maintenance issues, monitormove-out of stores, enforce the rules of occupancy and vacancy for the shopping center, such as co-tenancy, operating hours, etc.

  • Prepare Lease Term Sheets (LTS) for new stores and renewals in a timely manner with little to no errors.

Your background & experience:



  • Bachelor’s degree required, preferably in accounting, finance or real estate

  • Minimum five years of relevant experience required

  • Must have lease administration experience

  • Completion of NRTA courses and Property Management courses preferred

  • Successful completion of initial and periodically required training

  • Obtaining a valid Food Handler's Card within 30 days of employment is a requirement of this position.

  • If hired, successful completion of annual store training

Pay Range P3: $90,000 - $126,500 / Annual
* Within the range, individual pay is determined using various factors, including work location and experience.
